Thank you for choosing to book with Tredarrup Farm Holiday Cottages. We look forward to welcoming you to Cornwall.
If you proceed to make your booking with us you agree to be legally bound by this contract so please read the terms and conditions of booking below. Your payment will indicate your acceptance of these. A material breach of these conditions may result in you being refused entry to the property or being asked to leave early and having your booking terminated. In such case your booking will be deemed to be cancelled and no refunds of any monies paid will be made.
Your booking
The booking is for a short-term holiday rental only, of no more than 30 days duration, and the property must not be used for any other purpose unless specifically agreed in advance in writing. Sub-letting or assignation of the let is prohibited.
The lead guest must be a minimum of 18 years of age at the time of booking. You must provide the names and addresses of all members of your party and the ages of any children.
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when the booking is subsequently confirmed by post or email and your deposit has been received.
We are unable to take bookings for stag parties, hen parties or student groups unless by prior arrangement.
Tredarrup Farm reserves the right to refuse any booking application, and to refuse or terminate accommodation at their absolute discretion.
Please advise us of any allergies or special requirements on booking.
Payment
All accommodation fees are in pounds sterling (GBP) and must be paid for in pounds sterling. Payment can be made via bank transfer, credit or debit card. Any and all bank charges pertaining to bank transfers and currency exchanges are to be met by the guest.
A deposit of 25% is required on booking with the remaining balance to be paid no fewer than 56 days before the start of your holiday. If your payment has not been received 56 days before your arrival date we will assume that you wish to cancel. If your booking is made within 56 days of your arrival date payment will be due in full. No entry to properties will be allowed without payment, in full, being cleared beforehand.
Pricing
All prices given by telephone and on our website include VAT. If the VAT rates change, we reserve the right to change our prices accordingly. VAT invoices can be provided on request.
Our properties
All our cottages include central heating, hot water and electricity in the price of your stay. In addition, a starter pack of kiln-dried logs, kindling and firelighters are provided for the use of your wood-burning stove and/or fire-pit. In Stable Cottage the boiler for the heating and hot water is off from midnight until 6am in line with our sustainability policy. This also prevents the noise of the boiler from disturbing you at night. In Shippon and the Wagon we recommend also turning down the thermostat overnight to minimise disturbance. If any of your party are vulnerable, ie. very young or elderly, and need the heating on overnight please do let us know.
Bedlinen, towels, face-cloths, bath mats, tea-towels and an oven glove are all provided. Beach towels are available on request. Cot linen cannot be provided for health and safety reasons, so please bring your own if using our travel cot/s. If staying for two weeks or longer a change of linen and towels will be offered on day 7 free of charge. Additional changes of linen and towels during your stay can be provided on request, the cost of which depends on the number of beds/people.
A complimentary welcome cake is provided – please advise us of any special dietary requirements on booking and we will do our best to provide a suitable substitution, subject to availability.
Accessibility
Regrettably, due to the nature of the historic properties, we are unable to accommodate anyone with reduced mobility.
Self-isolation and quarantine
Please note, you and any member of your party are not permitted to either self-isolate or quarantine at Tredarrup Farm Holiday Cottages. If you are required to do either during the period of your booking you must make alternative accommodation arrangements.
If you are travelling from overseas and are required to test for Covid-19 on arrival in the UK, all members of your party must receive a negative result before your arrival at Tredarrup.
Keys and directions
On receipt of your final payment you will be sent a link to our online guidebook, containing directions, requirements for checking-in and further information on the cottage and local area to help you plan your stay.
Period of hire
You may check-in between 4pm and 9pm on the day of your arrival. Please advise us of your approximate arrival time either by phone, text or email. We will be here to welcome you and give you your keys. Checking in after 9pm is by arrangement only. Please do not arrive earlier than 4pm as it is unlikely that we will be able to let you into your cottage.
On departure your cottage must be vacated by 10am at the latest. We have a limited time to prepare our cottages for our guests to the high standard expected and we ask that you to help us achieve this by vacating on time. Please leave your cottage as you found it, in a clean and tidy condition, with furniture and fittings returned to their original positions. This includes washing up or loading and starting the dishwasher, placing rubbish in bin liners and placing in the outside wheelie bins, ensuring ovens and barbecues are clean and free from grease, etc. Thank you.
Parking
Two parking spaces for Stable Cottage and one parking space each for Shippon and the Wagon are available on-site and free of charge. Additional parking may be available by prior arrangement. All cars are parked entirely at the owners’ risk.
Electric Vehicle Charging
Please note we do not currently have EV charging facilities. Charging of electric vehicles on site during your stay is prohibited. EV charging facilities are available at St Tudy and Camelford – a comprehensive list of chargers available locally can be found here.
Lost property
If you’ve left anything behind at the cottage after checking-out we’re happy to return it to you by arrangement. All we ask is that you reimburse us the cost of the postage.
Lost keys
If you lose the key to your cottage a replacement will be provided for the cost of getting a new one cut.
Occupancy
The number of guests must not exceed the maximum occupancy listed for the cottage. Any changes to the guests listed on your booking will need prior consent from the owners.
No parties, events or gatherings may take place at the property without prior written consent from the owners.
No smoking, vaping, candles or fireworks
No smoking or vaping inside the cottages. Please be considerate of others when smoking outside and pick up and dispose of all cigarette butts safely. No candles or tea lights may be used indoors. Fireworks and Chinese Lanterns or similar may not be used at Tredarrup Farm.
Children
Children are always very welcome and we have a variety of indoor and outdoor games for their use. We can also provide high chairs, travel cots and other equipment free of charge if booked in advance, subject to availability. Please bring your own cot linen – we’re not allowed to provide this. All equipment is used entirely at user’s risk.
Children must be supervised at all times whilst on the premises and particular care should be taken around equipment, animals and water – in particular it should be noted there is a drainage pond in the paddock.
Dogs
Registered assistance dogs are welcome at no extra charge.
Up to 3 well-behaved pet dogs are welcome in Stable Cottage, up to 2 well-behaved dogs are welcome in Shippon and 1 well-behaved dog is welcome in the Wagon. There is an additional charge of £30 per dog per stay.
All dogs must be over 12 months of age and neutered or spayed. If you arrive and we discover this is not the case, we reserve the right to deny you entry to your cottage and in this case you will not be entitled to a refund.
As there are three cottages on site, and because we have livestock and our own rescue dog, the cottages are not suitable for reactive dogs.
Please also ensure your dogs are up to date with their vaccinations, wormer and flea and tick treatments.
Dogs may be occasionally left for short periods by prior arrangement provided they are crated (and accustomed to being so). No dog may be left unattended in your cottage without being crated.
Please note, if your dog causes a nuisance to others on site you may be asked to leave and in this case will not be entitled to a refund.
Third Party Services
If you wish to engage any third party to perform any service (including by way of example private catering, beauty therapy or childminding services) at the site or the cottage you must obtain our written permission. Such permission should be requested in advance of your stay with details of the entity you intend to use to perform the service, the service to be performed and details of their public and employer’s liability insurance. Consent will only be given where we and our insurers are happy that the appropriate risks have been covered. The use of candles or fireworks is not permitted in any circumstances. We will not accept liability for the services provided (or failure to provide such services) by any third party supplier or business used by you in the course of your stay (regardless of whether they are recommended or referred by us).
Amendments
Should you wish to amend your holiday before its commencement we will do our very best to accommodate you but cannot guarantee this will be possible.
Cancellations due to lockdowns
If your booking needs to be cancelled due to either a national lockdown or a local lockdown affecting either the cottage’s address or the address of the lead guest then your booking will be refunded in full.
We reserve the right to cancel your holiday at any time leading up to your arrival and issue a full refund if we feel that your arrival would contravene government lockdown travel restrictions.
Cancellations by you, the guest
Should you wish to cancel your holiday please advise us immediately in writing or by email. We will confirm receipt of your cancellation request by email.
Your booking will be cancelled with effect from the day we receive your email or written notification and will be subject to the cancellation charges set out below.
Cancellation Charges
If a notice of cancellation is received between the dates of your deposit being received and the final payment being due then the cancellation charge shall be a non-refundable administration fee of £50 per week or part week, for each cottage to which the booking relates, to cover our costs and any third party costs related to the cancellation and remarketing. Your deposit shall be returned minus this fee.
If cancellation is made within 56 days of the holiday start date (i.e. the whole rent has been paid or is due) then the cancellation charge shall be 100% of the booking total. You shall remain liable for all payments due in respect of the reservation whether or not they have been paid at the time of the cancellation. If the cottage is re-let however, then we may make a discretionary payment of the rebooking value (which may be less than you paid) less a non-refundable administration fee of £50 per week or part week, for each cottage to which the booking relates, to cover our costs and any third party costs related to the cancellation and remarketing. If the cottage is not re-let then no payment will be made.
For all bookings:
If you have to leave your holiday cottage earlier than your expected check-out date no refunds will be made.
If you have not arrived at your property by 12pm the day after your holiday start date, and you have not advised us that you will be late, we will deem the holiday to have been cancelled and no refund of any monies paid will be made.
Cancellation due to inability or disinclination to travel for any reason remains at the risk of the guest from the time of booking onwards. This includes but is not limited to illness (including Coronavirus/ Covid 19), a requirement to self isolate or quarantine, shielding, jury duty, military service, change in personal or work circumstances, family emergencies and travel delays.
We strongly recommend you take out your own travel insurance which covers booking cancellations, including those caused by Covid which is now a known risk. This is available at very reasonable rates, and gives you the peace of mind that you will get your money back should you need to cancel your holiday. If you choose not to take out travel insurance then you accept responsibility for any losses that you may incur due to your cancellation.
Cancellation by the owners
If we, the owners, have to cancel your booking we will refund all monies paid. If we have to end your holiday early due to forces beyond our control we will refund the appropriate proportion of the booking fee. In these circumstances our liability will not extend beyond this and there will be no compensation or expenses paid.
Guest responsibilities
Guests are responsible for the property during their holiday and are asked to take reasonable care of both the property and its contents. Any breakages and/or damage should be reported to the owners immediately. Whilst we won’t charge for the odd broken plate or glass, we reserve the right to charge for any damages.
Waterproof mattress protectors are provided for twin beds used by children but not for double beds unless requested in advance. If your child sleeps with you please request a waterproof protector for your bed as we will charge for spoiled mattresses.
Guests must report any problems with appliances, fixtures or fittings immediately so that they may be repaired as soon as possible, to minimise inconvenience both to you and to subsequent guests.
Guests must not carry out any activities or behaviour that may cause a nuisance to the owners or occupiers of neighbouring properties.
Tredarrup Farm is in a peaceful location and we ask that you respect that, us and our other guests. As such, the playing of music, singing or other excessive noise that can be heard outside of your cottage after 9pm and before 9am is not permitted.
We, the owners, are entitled to ask the holidaymaker to leave the property without any refund if, in our opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable or unreasonable. We, the owners, also reserve the right to refuse entry to anyone who, in our opinion, is not suitable or capable of taking care of the property.
Visitors
Visitors are welcome to your cottage during the day by prior arrangement only. Visiting dogs are not permitted in the cottages and must be kept on a lead whilst on-site.
Our liability
The use of the property and amenities at Tredarrup, and guests’ own property, are entirely at the users’ risk and the owners can accept no responsibility for injury, death, loss or damage.
We make every effort to list our property in an accurate manner however, due to a programme of continuing refurbishment, some fixtures and fittings may differ to those in the photographs.
We very much hope you enjoy your holiday with us but in the hopefully unlikely event of a problem or complaint we ask that you notify us during your stay so that we may resolve the problem. Any complaints made retrospectively cannot be considered.
Gift vouchers
Vouchers can be redeemed against a minimum 7 night stay, to an equal or greater value, in any of the holiday cottages at Tredarrup Farm.
Vouchers must be used within their expiry date, 12 months from the date of purchase.
Our standard terms and conditions of booking apply to all gift voucher bookings.
Vouchers cannot be refunded, exchanged for cash or used to buy a gift voucher.
No change can be given from a gift voucher.
Access
We reserve the right to enter the property at any reasonable time to carry out repairs and necessary maintenance. We will endeavour to agree a convenient time in advance but at times it may be necessary to enter the property without prior arrangement.
Wi-fi
We have made every effort to supply the main living areas of our cottages with a complimentary high-speed internet connection however we are in a rural location which affects our connection and the thickness of the stone walls may render some areas dead-zones. We cannot accept any liability for inconvenience or loss due to poor internet reception.
