Terms and Conditions
All accommodation fees are in UK pounds sterling (GBP) and must be paid for in pounds sterling. Payment can be made via bank transfer. All bank charges must be covered by the guest.
A 50% deposit is required on booking and the remaining balance must be paid no later 60 days before your arrival.
Arrival and Departure The cottages are available from 4pm on the day of arrival unless otherwise arranged. If you are likely to arrive after 8pm we ask that you call or text to notify us if possible.
We ask that you vacate the property by 10am at the latest on departure day. We clean and care for our properties to a high standard and therefore the properties must be left in a clean and tidy condition. If our properties require additional hours to clean a cost of £30 per hour or part thereof will be incurred and we reserve the right to charge you.
We ask that rubbish and recycling is placed in the provided outdoor bins before departure.
Utilities All properties have full central heating included in the price of your stay. All properties also have multi-fuel stoves and an initial basket of logs is included free of charge.
Electricity is included in the price but we ask our guests to think about the environmental impact and turn off lights when leaving the property.
Facilities Between the cottages is a utility room for waterproofs, muddy boots and wetsuits. In addition there is a coin-operated washing machine and tumble dryer. A clothes dryer, iron and ironing board are also available. If pre-advised we are happy to provide storage and cleaning facilities for bicycles.
Linen Bed linen, duvets, pillows, towels and tea-towels are included in our rates. However we ask that you please bring your own beach/swimming towels and cot linen if required.
Parking Parking is available in our car park, which is close to all our properties. Vehicles and their contents are left entirely at owner’s risk.
Smoking We operate a no-smoking policy inside all our cottages.
Damage We reserve the right to charge for any damages and/or breakages made to our properties and would encourage guests to alert us if this happens. However we understand that accidents do happen and we will try to take this into consideration.
Cancellations Should you unfortunately need to cancel your booking our cancellation policy is as follows:
- for cancellations more than 60 days before arrival no charge
- for cancellations 30-60 days before arrival – 50% of total cost of booking charged
- for cancellations less than 30 days before arrival – 100% total cost of booking charged
We would encourage all our guests to take out holiday insurance to cover this eventuality.
In the hopefully unlikely event that we should have to cancel your booking then the maximum notice possible will be given and a full refund provided.
