Terms and Conditions
Payments A 30% deposit is payable on booking and the balance is payable eight weeks prior to arrival. We accept BACS payments and cheques.
Arrival and Departure The cottages are available from 4pm on the day of arrival unless otherwise arranged. If you are likely to arrive after 8pm we ask that you call or text to notify us if possible.
We ask that you vacate the property by 10am on departure day. We clean and care for our properties to a high standard and therefore the properties must be left in a clean and tidy condition. If our properties require additional hours to clean a cost of £30 per hour or part thereof will be incurred and we reserve the right to charge you.
We ask that rubbish and recycling is placed in the provided outdoor bins.
Utilities All properties have full central heating included in the price of your stay. This is provided on a timer for a maximum of 8 hours per day. Most people find this more than enough as they are out during the day. All properties also have multi-fuel stoves and a basket of logs is included free of charge.
Electricity is included in the price but we ask our guests to think about the environmental impact and turn off lights when leaving the property.
Facilities Between the cottages is a utility room for waterproofs, muddy boots and wetsuits. In addition there is a coin-operated washing machine and tumble dryer. A clothes dryer, iron and ironing board are also available. If pre-advised we are happy to provide storage and cleaning facilities for bicycles.
Linen Bed linen, duvets, pillows, towels and tea-towels are included in our rates. However we ask that you please bring your own beach/swimming towels and cot linen if required.
Pets As dog owners ourselves we welcome well-behaved, house-trained dogs in all our cottages by prior arrangement. There is an additional fee of £25 per dog per stay. However we do ask that our guests take responsibility for covering furnishings, cleaning etc to ensure the properties are left as they were found. Dogs must never be left unattended in the cottages and we ask that they be kept on a lead whilst in the grounds in respect of our other guests. As normal we would ask that you pick up any dog litter and a bin is provided for this purpose.
Parking Parking is available in our car park, which is close to all our properties. Vehicles and their contents are left entirely at owner’s risk.
Smoking We operate a no-smoking policy inside all our cottages.
Damage We reserve the right to charge for any damages and/or breakages made to our properties and would encourage guests to alert us if this happens. However we understand that accidents do happen and we will try to take this into consideration.
Cancellations Should you unfortunately need to cancel your booking before the balance has been paid we will provide a refund of your deposit less an admin fee of £50. Should you have to cancel at a later stage we will provide a refund on the following basis:
- for cancellation 4 to 8 weeks before the start of the holiday we refund 50% of the total cost
- 2 to 4 weeks we will refund 25% of the total cost
- within 14 days we will refund 10% of the total cost
In the unfortunate event of a cancellation once the balance has been paid we will make every effort to re-let the property in which case your refund will be increased to 75% of the total cost of your booking. However we would encourage all our guests to take out cancellation insurance to cover this eventuality.
In the hopefully unlikely event that we should have to cancel your booking then the maximum notice possible will be given and a full refund provided.
